    Cabin Rental Contract Agreement (Please read prior to making any reservations.)

    By your agreement with these terms and conditions, you represent that you are 21 years or older.

    You further agree to assume full responsibility for the acts, negligence or omissions of the members of your group while utilizing said facilities.

    Additionally, you agree that you have read and understand the CANCELLATION and REFUND POLICIES concerning this reservation, and have also read and understand the FACILITY CONTRACT information.

    Renter will mail in the $100 deposit (cash or check- NO Money Order) within 14 days of reserving a facility. If you wish to pay via Credit Card, the Cherokee County Conservation will email you an invoice where you can pay over Square; THERE IS A NON-REFUNDABLE 3.6% CREDIT CARD FEE. Your deposit will be returned pending facility inspection.

    You are reserving a facility in a Cherokee County Conservation Board park. ALL COUNTY PARK RULES AND STATE LAWS ARE ENFORCED. Contact the office if you have any questions about park rules, policies or special requests.

    Failure to clean up the facility or surrounding area as outlined, or failure to comply with park rules or state laws may result in enforcement action. Cherokee County Conservation Board may take any legal action necessary to recover damages to county property.

    • CHECK-IN TIME- After 3:00 PM on the day of arrival.
    • CHECK-OUT TIME- Before 11:00 AM on day of departure.
    • GETTING INTO FACILITY- The cabin has a pin-pad entry door. The 4 digit pin number is the last four digits of the phone number we have on file. (For example 867-5309, the code would be 5309.)
    • GENERAL INFORMATION- Violation of any state law or county regulation by any member of the rental party is cause for revocation of the rental privilege and the entire party may be required to leave the area.
    • MAXIMUM LENGTH OF STAY- No renter shall occupy any cabin for more than 14 days. There is a two night requirement.
    • CLEAN-UP- You are required to clean-up the facility and grounds and return them to the condition you received them. Plan to have your facility cleaned and people departed prior to the scheduled 11:00 AM check-out time.
    • FIREWOOD-  Firewood is available for purchase from CCCB. Please call the office if you are wanting any. Remember, “BUY LOCAL, BURN LOCAL"
    • SMOKING-  Smoking is prohibited in all buildings.

    PETS-

    • Uncle Tom's Cabin is considered pet friendly and persons with severe allergies should be aware that pets are allowed inside the cabin.
    • An additional fee of $25/reservation (no refunds) should be paid for when making your reservation by checking the appropriate box. Failure to claim pets while making the reservation will result in loss of deposit.
    • All pets must be either on a leash not exceeding 6' or tethered/kenneled at all times.
    • Pets may not be wet or bathed inside the facility.
    • Pets must be kept mannerly.
    • All pet waste must be bagged and trashed.
    • Do not tether pets to county property.
    • DO NOT LEAVE PETS LOOSE AND/OR UNATTENDED INSIDE OR OUTSIDE OF THE CABIN.

    Failure to abide by this policy could result in owner being asked to leave with pet without a refund and/or deposit being kept.

    Cancellation Policy

    Cherokee County Conservation has the following cancellation policy:

    If you cancel over 14 days in advance, you will be refunded 75% of the rental cost.

    If you cancel within 14 days, you will not be refunded.

     

    CCCB allows one reschedule within the next 365 days without penalty. Please call 712-225-6709 to reschedule.

    Refund Policy

    Cherokee County Conservation has the following refund policy:

    If a reservation is canceled by Cherokee County Conservation Board due to the following:

    • We are unable to provide your facility (or a similar facility) in operable condition for the dates reserved
    • Accident or serious death/injury of an immediate family member
    • Travel conditions where a substantial risk is required in order to travel- such as a winter storm where a travel warning has been issued

    You can either receive a refund OR reschedule within the next 365 days without penalty. Please call 712-225-6709 to request a refund or reschedule.

    Uncle Tom's cabin was named after Tom Nelson, whose wife, Karen, generously donated the cabin and 60 acres surrounding it after he passed away. Many friends and family called him Uncle Tom, which is where the cabin got its name.

    This beautiful, river-side cabin is a one-of-a kind experience. Along with an outstanding view, you have 1.5 miles of trails right behind the cabin! There are 2 ponds as well, perfect for fishing. In the winter, enjoy the groomed cross country ski trails! River Road Conservation Area is also 60 acres of prime hunting.

    Uncle Tom's rents for $125/night, with a 2 night minimum.

    This facility is pet friendly with an extra $25/reservation! Please read through the rental contract to understand the pet rules.

    We sell firewood $5/10 pieces! Call us at 712-225-6709 or email us at cherokeeccb@gmail.com and we can deliver to the campground! You can also flag down a CCCB truck in the campground.

    Please be aware that there is a nearby shooting range.

     

    Please read the County Park's Rules and Regulations before renting with us that include:

    • Dogs must be on a leash at all times
    • No fireworks
    • No ATV/UTV
    • No target shooting

    Fees

    $125/ night with a 2 night minimum

    5% hotel/motel tax applies

    $125 x 2/nights + 5% = $262.50 for a weekend
